Primary Duties and Responsibilities:
The Project Manager position will manage furniture, document control and small to medium sized interior and exterior projects with work spent limit of up to $3 Million per project. As a member of the Facilities team, the Project Manager will report to the Assistant Director, Facilities. This position interfaces with internal customers, various departments, permit agencies, designers, suppliers, contractors, and manufacturers as a normal function of delivering a project. The Project Manager will be responsible for delivering high quality, properly functioning spaces at pre-approved budgets in compliance with College Policies and Procedures and governing agency building codes, while building and retaining solid contractor and supplier base to perform upcoming projects.

  • Solicit quotes, bids, or RFQ from design professionals, contractors, material suppliers, furniture suppliers, etc. as required for the project initiation and completion. Coordinate with the Procurement Department, attend pre-bid meetings, bid openings and prepare Board recommendation for approval or information as required.
  • Process project contracts, requisitions, invoices, submittals and other project documents. Obtain surety bonds, insurance certificates, etc. from parties as required by Policy and/or Administrative Procedure.
  • Manage activities of A/E's and other consultants as required, review construction plans and specifications for conformance with COD standards and end user needs, and programmatic and functional requirements.
  • Monitor construction progress, contractor performance, quality and compliance with construction documents and college design standards. Coordinate final occupancy and move-in activities, O&M training and turnover, and follow through with proper project closeout procedures.
  • Prepare required building permit application documents, permit payments and track permit completion process.
  • Provide regular communications, updates, and reports throughout the project phases as required.
  • Properly document all project activities and work progress, and maintain project records per established departmental procedures.
  • Prepare ICCB Space Use Data and update plans accordingly.
  • Guide architectural/engineering firms on material selections & designs, FF&E (furniture, fixtures & equipment) selections.
  • Coordinate required project furnishing, move management, related bids/quotes, installation and invoice processing and warranty repairs.
  • Organize and manage the College's furniture inventory and process individual end user furniture requests.
  • Responsible for the records management of Auto Cad and paper documents belonging to the Facilities Department.
  • Create, organize, and maintain a catalog of all assigned and future architectural/construction drawings, documents, specification books, and sheets.
  • Operate computer aided design (CAD) systems and peripheral equipment to print or modify drawings from electronic databases for the purpose of supporting the construction, operations, and planning process for the College facilities.
  • Convert architectural, engineering, mechanical, custodial and landscaping documents into Auto Cad drawings.
  • Assist in reviewing of ''as-built'' documents with Facilities Department for compliance. Maintain "as-built" records in database available for Engineering and Buildings and Grounds requests.
  • As requested by Assistant Director, Facilities , support other Facility Department personnel to Coordinate design and installation of all required project signage and graphics.
  • Other related duties as assigned by the Assistant Director, Facilities


  • Qualifications:

    • Education
      • Bachelors Degree in Engineering or Construction Management or related field required.
    • Experience
      • Minimum two (2) years of responsible experience in construction drafting or equivalent, and onsite multi-trade ( Sitework, Shell, Interiors, MEP) construction project required.
      • High level knowledge and proficiency in the use of MS Office Programs.
      • Strong verbal, written and interpersonal communications skills are essential.
      • Expertise in CADD technology and related peripherals preferred.


    Working Conditions:
    - Personal computer including knowledge of Microsoft Office software, printers, calculators etc. - This position requires a background check and drug screen. - Periodic exposure to conditions in mechanical/boiler rooms, ceilings, roofs and under floor areas. - Regularly required to stand and walk. - Occasionally required to climb and stoop. - Frequently required to lift and/or move up to 25 pounds. - Ability to drive to off-campus locations. - Occasional irregular hours.

    Hiring Range:
    12 Salary/Starting salary beginning at $75,131, based on experience.
