Major Duties
Under general supervision, the Facilities Maintenance Mechanic engages in a wide array of skilled trade work to support the maintenance and upkeep of Student Housing facilities. This role spans multiple disciplines-carpentry, electrical, plumbing, HVAC, and safety practices-requiring practical knowledge, flexibility, and commitment to maintaining a safe, comfortable, and functional living environment for residents. The mechanic works independently under general supervision, often resolving complex repair and installation needs that support the overall campus housing infrastructure.
Daily responsibilities are varied and hands-on, often requiring interaction with various tools, equipment, and digital systems to perform diagnostics, conduct repairs, complete preventive maintenance, and respond to urgent service needs. The position also calls for consistent documentation, attention to safety, and stewardship of university assets.
- Carpentry: Builds walls; installs counters; frames walls; installs trim; builds cabinets; hangs drywall; replaces and re-hangs doors, installs and adjusts door hardware; installs blinds, fasteners, shelving and fixtures; builds basic formwork; installs and replaces windows, store front door glass and sliding glass doors; repairs decks; performs minor floor and carpet repair; sets and pours concrete; sets up ladders and scaffolding; installs door seals and sweeps.
- Electrical: Replaces, repairs, and removes apartment light fixtures, diffusers, ballast, GFI, outlets, voice and data jacks, lines and terminals, fan motors, switches, and receptacles. Assists in installing electrical panel circuit breakers, photo cells, fuses, data fire life safety equipment (smoke detectors, fire alarms, strobe lights, sprinkler systems), hearing impaired equipment, and appliances (gas and electric stoves, refrigerators).
- Plumbing: Installs faucets, toilets, sinks, flush valves and other basic plumbing devices; running DWV and other piping, solders pipe and clears drains; replaces internal parts for plumbing fixtures, including water heaters; researches leaks; and performs routine maintenance with the use of augers, drain jetting equipment and/or cutting apparatus.
- HVAC Maintenance: Assists in high-voltage air conditioner (HVAC) repairs as needed. Replaces complete heating and air conditioning single units in the University Village apartments. Performs routine mechanical maintenance work and preventative maintenance service on HVAC equipment (i.e., replacing filters, lubricating bearings, adjusting belts, etc.)
- Safety & Recordkeeping: Keeps up-to-date on all safety rules and regulations and practices; reports any safety hazards or unsafe conditions to appropriate personnel; assures job sites are cleaned up during progressive work and public work areas are neat and safe during project work and routine maintenance; makes recommendations to the Supervisor regarding preventive maintenance on facilities; keeps records using tablet (inventory, damage reports, etc.). Maintains vehicles and vehicle records. Maintains inventory and makes purchases using P-card. Drives carts and other motor vehicles across campus, multiple times per day, in performance of duties.

Qualifications
- Four years of increasingly responsible experience leading to journey-level skills in a mechanical or facilities/building trade, or any equivalent combination of training and experience as a facilities and systems mechanic, which demonstrates the achievement of journey-level skills equivalent to those acquired through completion of an applicable apprenticeship program.
- California Driver's License is preferred.
Knowledge, Skills, & Abilities
- Demonstrated knowledge and applied skill in performing journey-level work in carpentry, electrical, and plumbing trades within residential or facilities environments. Ability to construct, install, and repair structural components such as walls, cabinetry, fixtures, and flooring with precision. Skilled in diagnosing and resolving electrical issues, including lighting, receptacles, and low-voltage systems. Proficient in installing and maintaining plumbing systems, components, and fixtures using appropriate tools, piping methods, and safety practices.
- Ability to interpret work orders and blueprints to independently carry out complex repairs across multiple trade areas. Skilled in the use of hand and power tools, ladders, scaffolding, and other equipment necessary for building, electrical, and plumbing work. Knowledgeable in workplace safety regulations, including lockout/tagout, confined space, and Cal/OSHA standards. Capable of troubleshooting mechanical issues efficiently while maintaining clean, safe, and code-compliant work environments.
- Working knowledge of residential HVAC systems with the ability to perform standard servicing, troubleshooting, and replacement of single-unit heating and air conditioning systems. Skilled in conducting preventative maintenance, such as changing filters, lubricating bearings, and adjusting belts, to ensure system reliability and performance. Capable of assisting in high-voltage repairs and understanding mechanical components related to campus climate control systems.
- Strong understanding of occupational safety practices and regulations, including Cal/OSHA standards. Ability to identify and report hazards, maintain clean and safe work environments, and contribute to a proactive safety culture. Proficient in documenting maintenance activities using digital tools such as tablets, maintaining vehicle logs, managing inventory, and performing campus-wide transport duties with attention to safety and efficiency.
- Ability to read and write English at a level appropriate to the duties of the position, and follow verbal and written instructions.
Pay, Benefits, & Work Schedule

- Classification: Facilities Maintenance Mech / 6940 / 1
- The anticipated HIRING RANGE: $5355 - $6400 per month, dependent upon qualifications and experience. The salary range for this classification is: $5355 - $7801 per month.
- HOURS: Full Time; 40 hours per week; Monday through Friday.
- This is a Regular position with a one-year probationary period.
- The individual hired for this role will physically work on campus in Northridge. This is not a telecommute position.
