Job Summary
The Appliance Technician installs, maintains, repairs, and performs preventive maintenance on appliances, building systems, and facility equipment for the Sunnyside Apartments. This position is responsible for diagnosing mechanical and electrical problems, performing repairs, and ensuring equipment operates safely and efficiently.
The technician works on a wide range of equipment including appliances, laundry equipment, mechanical and electrical systems, and other building infrastructure. The role supports operations by maintaining reliable equipment, responding to service requests, and assisting with a wide variety of repairs.

Responsibilities
Diagnose, repair, and maintain appliances and equipment.
Perform scheduled preventive maintenance on appliances, mechanical systems, and building equipment.
Inspect equipment, appliances, and building structures to determine repair needs and estimate repair requirements.
Troubleshoot electrical equipment and appliances by replacing worn components such as switches, fuses, motors, wiring or other electrical components.
Install electrical components including lights, switches, sockets, plugs, etc. Following manufacturer specifications and safety procedures.
Assist with installation and repair of plumbing fixtures including sinks, toilets, and related plumbing connections or drain cleaning.
Perform minor carpentry, drywall repair, and building maintenance tasks including installing doors, hardware, cabinets, countertops, and small structures.
Prepare surfaces and perform minor interior or exterior painting as needed.
Perform preventive maintenance on mechanical systems, appliances, and equipment replacing filters, belts, system components, etc.
Maintain repair logs and documentation of work performed, materials used, and service dates.
Use appropriate hand and power tools associated with mechanical, electrical, plumbing, and carpentry trades.
Maintain clean, safe equipment rooms and work areas.
Respond to maintenance calls and urgent repair needs.
May assist in training or directing other maintenance staff on specific assignments.
Participate in on-call rotation
Facilities / Maintenance Technician, IIIPerform general maintenance and repairs including light carpentry, basic electrical, HVAC, grounds maintenance, and arranging furniture and partitions. Assist employees with internal moves. May work with specialized outside contractors. May have some formal training in one or more trades. Completes assignments with little supervision. May assist less-experienced team members.Requires 3+ years of related experience.This is a Skilled Level position in the Support track.Job Code: S22623Grade: S16
Facilities / Maintenance Technician, IVPerform general maintenance and repairs including light carpentry, basic electrical, HVAC, grounds maintenance, and arranging furniture and partitions. Assist employees with internal moves. May work with specialized outside contractors. May have some formal training in one or more trades. Highest-level support. Performs advanced tasks under minimal supervision. May mentor less-experienced team members.Requires 5+ years of related experience.This is a Highly Skilled Level position in the Support track.Job Code: S22624Grade: S18
Minimum Qualifications
EQUIVALENCY STATEMENT: 1 year of higher education can be substituted for 1 year of directly related work experience (Example: bachelor's degree = 4 years of directly related work experience).
Department may hire employee at one of the following job levels:
Facilities / Maintenance Technician, III: Requires 3+ years of related experience.
Facilities / Maintenance Technician, IV: Requires 5+ years of related experience.
Preferences
Two years of relevant work experience in residential building maintenance, appliance repair, or related trades, or an equivalent combination of education and experience.
Basic knowledge of carpentry, plumbing, electrical systems, painting, heating, and air conditioning.
Ability to diagnose mechanical and electrical equipment problems.
Ability to read and interpret wiring diagrams, equipment manuals, blueprints, and technical drawings.
Technical training or certification in electrical, plumbing, carpentry, refrigeration, or appliance repair.
Experience servicing commercial kitchen, cafeteria, or laundry equipment.
Experience working in institutional, healthcare, or university facilities.
EPA 608 certification
